The seller typically pays the commission for both the seller’s agent and the buyer’s agent. Home Buying Process The first step in helping you buy a home, is understanding what you're looking for, when you're planning to move, and what your non-negotiables are. Pairing this information with my knowledge of the market will help me quickly and efficiently find properties that fit what you're looking for. Prepare Your FINANCES GET PRE-APPROVED Being pre-approved, unlike being pre-qualified, means you've actually been approved by a lender for a specific loan amount. You will need to provide documented financial information (income, statements, assets, debt & credit reports etc.) to be reviewed & verified by the lender. Review your credit report for accuracy Limit number of credit checks Keep low balances on credit cards & revolving credit Pay down revolving accounts to 30% or lower Don't make any major purchases on credit No NSF in the last 12 months Pay your bills on time Don't close any accounts Keep a separate checking & savings account Manage credit cards responsibly Don't change jobs Be current on student loans & child support Credit Score Credit History Debt to Income Ratio Employment Down Payment QUALIFYING FACTORS Always check with your lender before doing anything that might impact your income, assets, liabilities, or credit. Additional Property Being flexible on possession date, can make the seller more apt to choose your offer over others. Often, the seller plans on leaving major appliances in the home; however, which items stay or go is often a matter of negotiation What you offer on a property depends on multiple factors: -Condition of property -Time on market -Buyer activity The seller can: Typically, the seller will counteroffer.
